100-percent-bonds buy to let properties

Getting a 100% Bond finance

The power of buy to let investment is found by maximizing your bond finance.
The more you use other people’s money (the banks money) the higher your return on investment ( ROI).

Did you know that a 90% Bond gives you 50% less ROI than a 100% bond?

In this video I will show you how to get a 100% bond.

We will look at:

1. Credit record
2. Affordability- salary and income
3. Companies
4. Trusts
5. Rental income
6. Self employed vs Salaried
7. How many 100% Bonds can I get?

  • Good day I would like to find out more about a buy to let loan. I have a goal of buy 10 flats, and would like to have more advice on accomplishing that goal. Thanks

  • Hi Neil, last year Jan 2021 I was lucky to have bought a property below Market value from a family member in private sale at R400K in a coastal town close to the beach. Currently the the same properties are selling fro R1.1million and some for as much as R1.4 million. What would you suggest do, currently I’m renting the property out at the rate of my bond repayment amount of R3900. Should i ignore the temptation to sell and cash out or should i look at more investment opportunities.

    • Hi Ashley, this looks like a very good flipping opportunity as your rental return on investment is very low.

I would look to selling the property and using the profit to buy some smaller buy to let townhouses in very good areas. Typically you could expect rental income of around R6000 per month on a R 600 000 townhouse.
