My experience tells me that very few people who invest in property know their property rights, especially in a changing South Africa, where property law has significantly since 1994.

Once you have wiped the tears out of your eyes, pause and consider if you know it all when it comes to your landlord rights. I have seen landlords and tenants alike get into all sorts of complications by assuming that if something seems right to them, the law of the land would agree with them. NOT SO!

What can you do with a tenant who damages your property, doesn’t pay timeously, or stops paying and refuses to vacate?

A simple thing like switching your tenant’s water and lights off is unlawful and  can place you in some very hot water.
