Part of our motivation in sourcing Great Deals for our club members is to show you how we select and access great investor deals.
We show you how to get the
Organic Growth will then aid with your sale, coach and assist you through the entire due diligence process and charge a fee of 1% of the purchase price for our efforts.
This fee is payable once a deal is concluded ( all the “subject to” conditions a have been fulfilled).
The 1% Organic Growth fee includes:
The club member may request that Organic Growth to do a due diligence on a property that has been independently purchased by the Club Member subject to various conditions (e.g. subject to bond approval, viewing, or a due diligence period of 1 week).
The services included in this due diligence fee will include:
1) A video of the complex,
2) A video of the property, giving an opinion on the general condition of the property and highlighting any special features and visible defects.
3) Organic Growth will inspect, assess and give opinion on the following documents:
Lease agreement (if any)
Sale agreement
Levy and rates accounts
The body Corporate financials
4) Organic Growth will provide market related estimate of the value of the property based on a Lightstone Report and knowledge of the market.
5) A market related estimate of the rental for the property.
This service is to be completed within 3 days of providing Organic Growth with access to the unit and all the above mentioned documents. This will enable the club member to purchase a property subject to a due diligence to be completed within 5 days of acceptance of the his offer.
FEE STRUCTURE: A fixed fee of R 6 000 per property will be payable to Organic Growth on presentation of the due diligence report, whether the deal proceeds successfully or not.[/show_to]
